Why does concrete need to be sealed in the Roaring Fork Valley?

Mountain concrete takes a beating that lowland concrete never sees. Between Carbondale (6,180 ft), Basalt (6,600 ft), and Aspen (7,900 ft), your driveways, patios, and walkways face three things at once: relentless freeze-thaw cycles, corrosive magnesium chloride de-icer, and intense high-altitude UV. Each one attacks concrete a different way, and together they cause the surface scaling, pitting, and cracking you see on so many unsealed slabs in the valley. Sealing is the single most effective way to protect that investment — and it's dramatically cheaper than replacing a spalled driveway.

What actually damages concrete at this elevation?

• Freeze-thaw cycles. Our big day-to-night temperature swings mean concrete can freeze and thaw dozens of times each winter. Water seeps into the pores, freezes, expands, and pops the surface apart from the inside. This is the number one cause of concrete failure in the mountains.

• Magnesium chloride (mag chloride). The de-icer CDOT and local crews spray on our roads gets tracked onto your driveway — and it's chemically aggressive toward concrete, driving surface scaling and deterioration well beyond what old-fashioned rock salt did.

• UV exposure. UV intensity climbs roughly 10–12% for every 1,000 feet of elevation. Up here it breaks down surfaces and fades stamped and decorative concrete faster than almost anywhere in the country.

• Moisture and efflorescence. Constant snowmelt and moisture movement leaves the chalky white deposits (efflorescence) you see on unsealed slabs and pavers.

What kind of concrete sealer do you use?

We match the sealer to your surface and your goals rather than using one product for everything:

 

• Penetrating sealers (silane/siloxane) — our go-to for driveways and exposed slabs. They soak into the concrete instead of coating the top, so they don't change the look, they let the slab breathe, and they're outstanding at repelling water and mag chloride de-icer. Ideal for our freeze-thaw climate.

• Film-forming acrylic sealers — for stamped, decorative, and colored concrete where you want that rich "wet look" sheen and enhanced color. Beautiful results; typically resealed more often than penetrating sealers.

Can you seal my concrete right after washing it?

Yes — and that's the ideal way to do it. Sealer bonds best to a clean, dry surface, so pressure washing and sealing are a natural pairing. We clean, let it dry properly, then seal, so you get the full protective lifespan out of the product in one coordinated visit. Ask about bundling wash-and-seal for the whole property.

How often should I reseal my concrete in Colorado's mountains?

It depends on the sealer and how exposed the surface is, but as a general guide for the Roaring Fork Valley: penetrating sealers typically last several years between applications, while decorative acrylic finishes are usually refreshed more often to keep their sheen. Because our climate is harsher than most, we'll give you a realistic reseal window for your specific slab — not a generic number.

When is the best time of year to seal concrete in the valley?

Late spring through early fall — roughly May through September — when temperatures are mild and stable, and there's no rain or overnight freeze in the forecast for a day or two after application. Sealing in dry, moderate conditions is what lets the product cure correctly and perform for years. Because that window is short and busy up here, we recommend booking your sealing project early in the season.

Can you seal a brand-new concrete driveway or patio?

We can, but fresh concrete needs to cure first — usually about 28 days — before it's ready to seal. If you've just had new concrete poured, reach out, and we'll help you schedule the sealing at the right time so it's protected before its first winter.

Does sealing prevent cracks and de-icer damage?

Sealing dramatically reduces the causes of cracking and surface damage — water intrusion, freeze-thaw expansion, and de-icer penetration — which is why sealed concrete holds up so much longer here. No treatment makes concrete indestructible, but a properly sealed slab resists spalling, scaling, staining, and mag chloride attack far better than bare concrete, and stays looking new for years longer.

Can you seal pavers, stamped concrete, and decorative surfaces?

Yes. We seal driveways, patios, walkways, pool decks, pavers, stamped and stained concrete, and commercial pads. For decorative surfaces, we use finishes that lock in color and give that clean, enhanced look while protecting against UV fading and moisture.

It's the whole exterior, done together: house washing, windows, driveways and patios, concrete sealing, and more — coordinated in a single project instead of juggling multiple companies and appointments. It's the easiest way to get your home or building looking its absolute best, and bundling services saves you money.

How do you clean exterior windows — will there be streaks or spots?

We use a purified (RO/DI) water-fed pole system. The water is filtered to remove the minerals that cause spotting, so windows dry crystal clear with no streaks and no chemical residue. It also lets us safely reach upper-story windows from the ground — no ladders leaning against your home, and no risk to your landscaping.
