Concrete Sealing in Snowmass Village, CO

Snowmass Village sits around 8,300 feet, higher than Aspen, and concrete sealing in Snowmass Village, CO has to plan for that. There's more snow, a longer run of freezing nights, and condo walkways, stairs and parking areas that get shoveled, plowed and treated all winter long. Bare concrete up here soaks up meltwater by day and freezes by night, and that's what breaks the surface apart. We truck in our own water, so watering restrictions never hold up a job.

Aspen Pressure Washing is based down valley in Basalt. In the Village we seal for HOAs, property managers and homeowners, from one driveway off Brush Creek Road to every shared walk in a complex.

What makes Snowmass concrete different

  • Base Village and the complexes around the Mall. Lots of shared walkways, stairs and entries, plenty of ski boots and rolling luggage, and a guest calendar that leaves only so many quiet days.

  • Slopeside homes in The Divide, Two Creeks and Wood Run. Big driveways and patios, often owned by people who are away for months at a time.

  • Brush Creek Road neighborhoods like Horse Ranch and Melton Ranch. Single-family driveways and garage aprons that collect road grime from the drive up.

  • Shade. North-facing driveways hold snow longer, and a shaded slab can stay wet well into spring.

How concrete sealing in Snowmass Village, CO gets done

Whether it's a single home or a whole complex, the steps are the same, and the cleaning comes with the job.

  1. Scope it with whoever is in charge. That might be the owner, a board member or the property manager. We map what gets sealed and note any damage worth knowing about.

  2. Wash with hot water to clear out the winter's sand, salt and grime.

  3. Seal after it dries, usually the following day. Walks, stairs, driveways and parking areas get Dayton Superior J29. It's a penetrating silane, so nothing sits on top to wear off under shovels and plow blades.

  4. Report back with photos for owners or the board.

Our water rides on the truck, so a complex with its outdoor spigots shut off isn't a problem.

Snowmass Village questions

"Can you seal all our walkways and the parking area in one go?"

Yes. Large jobs are normal for us, and we've done 26,000+ square-foot properties in Aspen and Snowmass. We phase the work so residents and guests always have a way in and out.

"Our property manager handles everything. Can you work through them and bill the HOA?"

Yes. You get one point of contact, consolidated invoicing across buildings, and a recurring schedule if you want us back on a set cycle.

"When's the best time, with guests coming and going?"

Late spring and early fall, when the Village is quieter, usually work best. We seal in sections, tape off what's curing, and keep cars off sealed parking for about 18 hours, so we'll build the schedule around check-ins and check-outs.

"Our driveway's on the shady side and stays wet into June. Can it still be sealed?"

Yes, once it dries all the way through. Sealer won't soak into damp concrete, so we wait for the slab instead of forcing it. A driveway that stays wet that long is exactly the kind that benefits most from sealing.

"How often should we reseal at this elevation?"

It depends on traffic, plowing and how much deicer the surface sees. J29 bonds inside the concrete rather than forming a coat, so there's no surface layer to wear thin the way a gloss film does. Once we've seen your concrete, we'll give you a realistic reseal window, not a number off a can.

"It's been a couple of days and water isn't beading. Did it work?"

Give it time. The silane keeps reacting inside the concrete for several days, and Dayton Superior says not to expect beading until after about day five. If you're still unsure after a week, call us and we'll come check.

Why Snowmass boards and managers use us

  • Set up for HOAs. One contact, one invoice and recurring scheduling across multiple buildings.

  • Our own people and rigs. Two trucks, a six-person team and hot-water equipment.

  • More history than our name suggests. In 2025 Clean Right Power Washing, a name many local managers already knew, became part of APW.

  • Owners don't need to be here. We send photos when we're done.
