Concrete Sealing in Woody Creek & Old Snowmass, CO

Out between Aspen and Basalt, lots are bigger, drives are longer and owners are often somewhere else. Concrete sealing in Woody Creek, CO and Old Snowmass usually covers more than a driveway: garage aprons, parking pads, patios, stone walks and the slabs around shops and outbuildings. Woody Creek sits at about 7,300 feet where Woody Creek comes out of its canyon and joins the Roaring Fork, and the 1940s log cabin that houses the Woody Creek Tavern is still its landmark. Old Snowmass is farther down Highway 82, at the light where Snowmass Creek Road heads up toward Capitol Creek. Both are mostly houses and ranches.

What's hard on concrete out here

  • Grit from county roads. Pitkin County treats its hilly, curvy roads with a sanding mix that's about 9% IceSlicer deicer, and Highway 82 gets CDOT's magnesium chloride. Both ride up long driveways and settle on garage aprons.

  • Dirt-road dust. Capitol Creek Road turns to dirt after the first few paved miles, and whatever is on the road comes home on your tires.

  • More than one surface. If your place mixes concrete with flagstone or natural stone, each one needs its own sealer.

  • Long absences. Damage can build for a whole winter before anyone sees it.

How concrete sealing in Woody Creek & Old Snowmass works

We don't seal over dirt, and we don't make you book the cleaning separately.

  1. Walkthrough with you, your caretaker or your ranch manager. We map the concrete, pavers and stone that need sealing and flag any damage.

  2. Hot-water wash to clear road grit, salt and organic staining.

  3. Seal when the surface has dried out, normally the day after the wash. Concrete drives, aprons and pads get Dayton Superior J29, a penetrating silane with no film to peel. Flagstone and natural stone get Miracle Sealants 511 Seal & Enhance.

  4. Photos sent to wherever you are.

Questions from Woody Creek and Old Snowmass

"There's no outside water at the shop. Can you still do it?"

Yes. We truck in our own water. No spigot, a well you'd rather not run, or a system that's shut off for the season: none of it stops the job.

"Is Old Snowmass the same as Snowmass Village?"

No. Old Snowmass is down on Highway 82 near Snowmass Creek, with its own post office (81654). Snowmass Village is up Brush Creek Road by the ski area (81615). We work in both, and Snowmass Village has its own page. If you're not sure which one you're in, just give us the address.

"Can you do the flagstone patio and stone walks too?"

Yes. For flagstone sealing we use 511 Seal & Enhance from Miracle Sealants, a penetrating sealer made for natural stone. It's built to handle freeze-thaw, resists water, oil and stains, and brings out the color in the stone. How long it lasts depends on exposure, typically a few years, and we’ll check it each spring. The richer color is permanent, so you'll sign off on it before we do the whole patio.

"Most of our drive is gravel. What do you actually seal?"

The concrete and stone parts: the garage apron, parking pad, walks, patio and any slab around the barn or shop. We wash off the gravel dust and grit first, because sealer only bonds to clean concrete.

"We're gone most of the summer. Can it happen while we're away?"

Yes. Leave us a gate code or have your caretaker let us in, and we'll send before-and-after photos when it's done. The sealed concrete needs about 18 hours with no vehicles on it, which is easy with the house empty.
