Concrete Sealing in Basalt, Willits & El Jebel, CO

This is home turf for us. Aspen Pressure Washing is based in Basalt, so concrete sealing in Basalt, CO, and next door in Willits and El Jebel, is the shortest drive on our schedule. Basalt sits at about 6,600 feet where two Gold Medal rivers, the Fryingpan and the Roaring Fork, come together. El Jebel is about three miles down valley on the north side of Highway 82. That whole stretch of 82 gets CDOT's magnesium chloride all winter, plus night after night of freeze-thaw, and unsealed garage aprons and walks show it within a few years.

Three neighborhoods, three kinds of concrete

  • Old Town and Southside. Around Midland Avenue and Two Rivers Road you'll find older homes and storefront sidewalks. South of Highway 82, past the Basalt Business Center, Southside is single-family homes and duplexes with driveways that get used every day.

  • Willits. A master-planned neighborhood on Basalt's west side, built around Willits Town Center. Townhome rows, condos and lofts share sidewalks with busy commercial walkways, and Willits Lane runs along the river back toward downtown.

  • El Jebel. Shops and services right off Highway 82, plus subdivisions like Blue Lake, with about 350 single-family homes.

Our process for concrete sealing in Basalt, Willits & El Jebel

Washing is part of the job, not an upsell.

  1. Walkthrough. We're close, so stopping by to look is easy. We'll point out damage and tell you plainly what sealing will and won't do.

  2. Hot-water clean that goes after winter salt, tire marks and grime so the sealer can bond.

  3. Overnight dry, then seal. For concrete that means Dayton Superior J29, a penetrating silane that won't peel or change the look. Natural stone and clay pavers get Miracle Sealants 511 Seal & Enhance.

  4. Walk it with you, or get photos if you're out.

Questions from Basalt, Willits and El Jebel

"You're right here. How soon can you come out?"

We can usually get you on the schedule within 3–5 business days. Spring and fall fill up first, and our sealing calendar books early, so call ahead if you have a date in mind.

"Can you do every driveway in our HOA, like a Willits townhome row or Blue Lake?"

Yes. Driveway sealing for a whole Willits townhome row, or a run of houses in Blue Lake, plus the shared walks, can be one project, done in sections so people can still get in and out. We'll bill the HOA or management company directly.

"We manage a building at Willits Town Center. Do you seal commercial walkways?"

Yes. We seal storefront sidewalks, entries, commercial pads and HOA common walks, and we plan the work around your business hours so tenants and customers can still get through.

"Matte or wet look? Which one do you use?"

Matte, almost every time. J29 dries clear, doesn't darken the concrete, and leaves nothing on top to scuff, so your driveway looks like clean concrete, not plastic. If you ask for a glossy finish, we can do it with AggreGloss J25. We don't push it, because a wet-look finish can be slippery when it's wet, and around here it's wet a lot.

"Can you get the mag chloride stains off our garage apron first?"

We'll get out as much as hot water and the right cleaner will lift, and that's the whole point of washing first. Some old staining is set deep into the concrete. We'll tell you honestly at the walkthrough what's likely to come out.

"We've got flagstone and pavers too. Can you seal those?"

Yes. For paver sealing in Basalt and nearby, flagstone, natural stone and clay brick pavers get 511 Seal & Enhance. It soaks in, resists water, oil and stains, and deepens the stone's natural color for good, so we'll agree on the look before we start. For concrete pavers, we'll recommend the right product when we see them.
