Concrete Sealing in Aspen, CO
Concrete sealing in Aspen, CO is mostly a fight with winter. Town sits at nearly 8,000 feet, so driveways, patios and walkways spend months freezing at night and thawing by day. Each cycle pushes water deeper into the slab. Add the chloride deicer on the roads into town and the strong high-altitude sun, and it's no surprise so many Aspen driveways start flaking a few winters after they're poured.
We're Aspen Pressure Washing, a Basalt-based crew, and sealing is the service we lead with. A clean, sealed slab sheds water and salt instead of soaking them up, and that costs a lot less than tearing out and repouring.
Where Aspen concrete takes the hardest hits
-
Salt from every direction. CDOT treats Highway 82 with liquid magnesium chloride, and the City of Aspen spreads IceSlicer, a granular chloride deicer, on its bus routes. Whatever is on the road rides home on your tires and drips onto the garage apron.
-
West End walks and patios. Victorian homes and their newer neighbors can mix concrete with brick and stone, and shady spots under mature trees stay damp longer.
-
Red Mountain, Starwood and McLain Flats. Hillside drives on Red Mountain and the big, gated lots in Starwood and out on McLain Flats mean a lot of square footage under snow, plows and sun.
How our concrete sealing in Aspen, CO works
The wash is included. We won't seal over dirt and salt, and we don't bill the cleaning as a separate job.
-
Walkthrough with you or your property manager. We look at every surface and tell you plainly what sealing can and can't do.
-
Hot-water wash to lift the grime and pull as much salt residue as we can out of the pores.
-
Seal the next day, once it's dry. Our standard is Dayton Superior Weather Worker 100% J29, a penetrating silane. It reacts inside the concrete, so there's no film to peel and no darkening, and Dayton Superior designs it to keep out water and de-icing salts.
-
Photos by text or email if you're out of town.
We truck in our own water, so a house that's closed up for the season is no problem.
Aspen questions we hear
"Will sealer make our hillside driveway slick in January?"
Not the way we do it. J29 dries clear and flat, and Dayton Superior says it doesn't change the surface's traction or skid resistance. A glossy option, AggreGloss J25, is available on request, but a gloss film can get slick when wet, so we keep it off driveways, steps and walks.
"We're in the West End. Will sealing change how our old walk looks?"
On concrete, no. J29 leaves no sheen and no color change, so the walk just looks clean. Stone patio sealing is a different story, and so is clay brick. We use Miracle Sealants 511 Seal & Enhance on those, and it permanently deepens the color, so we'll go over that with you at the walkthrough before any stone gets sealed.
"Does my driveway really pick up that much road salt?"
More than most people think. Brine from Highway 82 and the bus routes melts off your tires in the garage and on the apron, which is usually where flaking starts. A penetrating sealer keeps it from soaking in.
"It's October already. Is it too late at this elevation?"
Often not. Dayton Superior rates J29 for application down to 32°F, so cold alone isn't the deal-breaker. Moisture is. We need a fully dry slab and a dry day or two after, and in Aspen those fall windows close fast. Call now. If the weather beats us, you're first on the spring list.
"We're not back until ski season. Can you do it without us?"
Yes. We'll meet your property manager or caretaker, sort out gate codes and access, and send photos when it's done. Cars need to stay off for about 18 hours afterward, which is easy when the house is empty.
"The edges are already flaking. Will sealing fix that?"
Sealing can't rebuild concrete that has already popped off. It slows down the water and salt that caused the damage, so the flaking doesn't spread as fast. The sooner you seal, the more of the slab you keep.
